These terms apply to stays you book directly with us. Reservations made through Airbnb are governed by Airbnb's terms and the cancellation policy shown on the listing on Airbnb; these terms do not apply to them.

Booking

You request your dates through the form on our website or by email. We send you a quote with the dates and the costs, and hold the dates for you for 24 hours. Your reservation is final as soon as we have received the full amount. A stay is at least two nights. Each unit sleeps a maximum of two guests.

Price and payment

Our prices include VAT. Cleaning costs and tourist tax (per guest per night) come on top; everything is stated in the quote. The hot tub is optional. We ask for a contribution per day for firewood and extra cleaning. You do not have to book it in advance; you can also decide on the spot.

You pay the full amount when you book. Once you have accepted the quote we send you an invoice, which you pay by bank transfer. We do not take a deposit.

Cancellation

You can cancel free of charge up to 24 hours before check-in time (15:00 on the day of arrival), and you will get a full refund. If you cancel later, or do not show up, the full amount remains due and you will not get anything back. Leaving early does not entitle you to a refund either. You can cancel by email or by phone.

If you want to change your dates, get in touch and we will see what we can do. If we have to cancel, for example because of force majeure, you will get a full refund.

Under Dutch law there is no 14-day right of withdrawal for accommodation booked for a specific date or period.

Arrival and departure

Check-in is from 15:00 and check-out is by 11:00 at the latest. Please tell us your estimated arrival time at least a day in advance, and let us know if you will arrive after 20:00.

House rules

• Each unit sleeps a maximum of two guests.
• Pets are not allowed.
• Smoking is not allowed indoors. It is allowed outside on the premises.
• Parking on our premises is free, but a space is not guaranteed. There is also free parking across the street.
• Please take good care of the unit and the garden. You are liable for damage caused by you or your guests.

Complaints and liability

If something is not right during your stay, please tell us straight away so we can put it right. Afterwards you can write to us by email. These terms do not limit any rights you have by law. We recommend that you take out your own travel or cancellation insurance.

Governing law

Dutch law applies to these terms and to your stay. Mandatory consumer protection in your country of residence is not affected. These terms are available in Dutch, English and German. If they differ, the Dutch text prevails.
